Greetings.
I went through your website regarding the gharpatti thing and was helpfull. my question is 1 of my friend is builder in partnership, so i am willing to buy flat on his g+4 building which he showed the plan drawing to me. But the thing is i asked him for 7/12 for which he said i dont have that instead i have Gharpatti, and after all a good search over internet i bit confused to deal with this but still i can trust my friend as he says they will build it up till 2 level and after that will approach for society registration. Is this possible to do so or is there any vice versa that this wont let me down after buying the plot. Please suggest with your valuable answer.

We have done registration for cidco transfer, but what is the next procedure,, to whom we should meet to give our cidco transfer fees to be given to cidco, what is the procedure, how much time it takes,
Payment letter will come to the registered email id.
Then the payment has to be made online via net banking.
Max 1 week you should get payment letter.

Currently we are in the process of buying a flat in Nerul. Today came to know that the seller has not done cidco transfer as conveyance was not done then in 2007 when he had bought. In 2014 conveyance is done but could not find the person he bought it from. Hence no Cidco transfer. Will this cause any issue in our CIDCO transfer?
How to go about this? Pl advise.
That’s not a problem. We can do his transfer and register his name in CIDCO. After his name is registered, you can apply for transfer to your name.
Society should be willing to co-operate. More details about the transaction and property would be helpful.

1) Consequences if I don’t apply NMMC for change of name in property and water connection so left it halfway even after obtaining CIDCO final transfer order?
2) I am as a first purchaser of new flat in Taloja residential society by paying all dues including CIDCO transfer charges to builder and having my deemed conveyance then sold out to second purchaser with sale deed registered and handed over the possession. My name is still on CIDCO records so do I have to pay transfer charges again to CIDCO to transfer it to second purchaser? And How much?

Every year the Property Tax name change rates increase. If you delay, you will pay more. Its a legal requirement.
You don’t have to pay the cidco transfer charges. The buyer has to pay.

Whether CIDCO NOC has any validity before that we should complete the final registration of residential property ?
I have purchased property in Airoli in 2010. I have got the NOC from CIDCO by making payment of 22k. After NOC, final registration was done after 4 months. My name was transferred in society. It is reflected in Society’s conveyance deed as wee. But, I have not applied for final NOC. Now I want to sell the property and now CIDCO is asking for additional penalty amount of 70K for final NOC.
Yes, you have to register the final agreement within 3 months and deposit the same within 7 days of its registration with CIDCO for the Final Order.
If you don’t then they will charge you for it as they have done now. And as per rule, your society should not have transferred the share certificate to your name without Final Order of CIDCO.
They made a mistake. They should’ve told you to get the final order. They did not. And now you will have to bear the additional expenses.
Nothing you can do. Its the rule.
